Can I leave my property as Active if there is a contingency and I think it will fall through?
No. This would fall under Misrepresentation of status. The Active/Contingent status is designed specifically for this scenario. Properties in A/C status will continue to show on syndication sites and IDX feeds, and specifically indicate that there is a contingency for this reason. Alternatively, properties in Pending status will NOT syndicate or be "on the market" in any way. This is why we have two statuses here.
Will my share link expire?
A share link from FlexMLS will last 30 days or 75 clicks.
I received a fine, how do I pay it?
The fine will be invoiced to your MLS Participant (usually the BIC) with the next quarterly MLS Dues Billing.
What is the difference between DOM and CDOM?
DOM (Days on Market) is consecutive days for the current listing. CDOM (Cumulative Days on Market) is the collective sum of the DOM (Days on Market) from the current listing and any previous listings for a specific property.
How do I send an email blast?
There is no way to e-blast everyone. If you have a listing that you'd like to attract attention to you can take advantage of the Reverse Prospecting feature if Flex.
You can perform a Reverse Prospect search on your listing to generate an email list of all of the agents that currently have a contact that might be interested in your listing; then you could email that list of agents about your new listing. Other than that, you do not have options to email all agents from within the MLS.
You can also find agent emails via a roster search, but that is used mainly to contact someone in particular, not for mass searching/emailing.

The agent who sent the reverse prospect email cannot see your contacts name/info - that information is only seen by you in the email that was generated for you!
The agent ran a reverse prospect search on one of their properties - you appeared on the result list because you have a contact who has a search that matches this agent’s listing. this information in question will only show on the email that you receive.
What is the difference between Active Contingent vs Pending statuses?
Active Contingent would be you have a signed agreement to purchase with contingencies that have not been met. Pending would be the status when all contingencies have been met.
How long does a listing have to be off the market for the CDOM (Cumulative Days on Market) to reset?
In order for the CDOM to reset, the listing would have to be off the market for at least 30 days.
I uploaded 3 videos to my listing and only see one showing on Zillow.
Zillow will display the first virtual tour that is entered into your MLS listing, assuming the office MLS Participant is opted-in to the MLS feed. If you would like to upload a video (that is not a virtual tour), it must be shot within the Zillow app.
My timeshare/fractional ownership listing is not appearing on Zillow, Trulia, or Realtor.com
CHS MLS does not send FRO listings to third party syndication sites.
What is CHS MLS policy on Coming Soon?
Currently, CHS MLS does not have a policy on Coming Soon. All contracts must meet the minimum terms set forth by the State of South Carolina. You should check with your brokerage and legal counsel on specific coming soon policies your brokerage has.
Does the exterior photo have to be the primary photo on my MLS listing?
While it is required to have an exterior photo uploaded to the listing, it is not required to have it set as the primary photo. This applies to all listings except for vacant land.
I tried to change the closing date on my listing but I couldn’t access it. What do I do?
CHS MLS Support will need to update it for you. Please send a copy of your HUD-1, to verify the correct date, to Support@CHSMLS.com.
I’m not sure which MLS area my listing should be in. How do I check?
Open the map and click on “MLS Overlay” so you can see the areas. Zoom out until you can see the MLS Area number that correlates with your listing. Then edit the listing to add the correct area.
I received an inaccuracy that acreage can’t be 0 for my residential listing. How do I look up the acreage in MLS?
Click on CRS Tax Info in the menu bar of the detailed report. On the picture of the map, click “View Larger Map” underneath. Zoom in to see your property lines clearly. On the right side, click on the ruler, then “area.” Starting at the first corner of the property, single click and move to the next corner (a line will follow you). Single click on that corner. Work your way around the property lines. At the end, double click to end the measuring and see the resulting Acreage. Go back to edit your listing and add the correct acreage.
Are listings allowed to be duplicated in the MLS?
No. They are not. However, an agent can cross-list in multiple categories (Residential and Multi-Family or Residential and Vacant Land) IF it truly applies to both. As well, co-listings are allowed; so at times you will see the same property listed twice in the MLS. Before you report an inaccuracy, check to see if there is a listing agent and co-listing agent. If so, and if they are from different companies, there will most likely be two listings in the MLS. This is allowed.
