Entering a Sold-Only Listing for Comp Purposes
To enter a listing for comp purposes only, you must first enter the listing as you normally would and at a minimum enter all the mandatory fields, initially listing yourself as the listing agent even though you were not the listing agent. Please review the steps below before starting the process.
Step One - Entering the Listing:
- Use your agent ID as the listing agent (even if you represented the buyer and not the seller, which will be updated when closing the sale in Step Two).
- Enter a list date that is no more than 30 days prior to the current date, but at least one day earlier than the closed date.
- Under "agency" you must choose the option "N/A Sold Only" or you will receive an automatic fine.
Step Two - Closing the Listing:
- After the listing has been entered and saved as a new listing, then edit the listing to change the status to Closed.
- Select 'Yes' under the "Sold Only" field - this will then alert the system to not validate the dates, so there should be no fine.
- Under "Sold Only Notes" you may enter "For Comp Purposes Only" if you would like.
- Finish entering the rest of the closing information. If you are the Selling Member, enter your ID but if the Selling Member is not a member of CHSMLS, use “9999 Non-Member” for the ID.
Step Three - Updating the Listing Member (IF APPLICABLE)
- Once you finish entering the closing information, you will be redirected to the Change Listing screen. From here, select Listing/Selling Members.
- Then, if applicable, if you are not the listing member, change Listing Member (at the top, in red) to MEMBER,NON (9999)of NON MEMBER (9999) via the drop down menu.
Following these steps, and in this order, will insure that the listing will be correctly entered as a sold-only listing for comp purposes.
